A roof replacement is never a calendar circling event for a homeowner, such as a birthday or a holiday.   Roofs are an expense, their application is intrusive and dare I say that roofs are not sexy.  However, don’t let these detractors lull you into believing that selecting a roof should be mechanical and void of important choices at your disposal.

There are many roofing materials that may be appropriate to install on your home.  Roofing comes in: Asphalt Shingles, Wood Shakes/Shingles, Clay Tiles, Cement Tiles, Slate and Metal.  Within each of these categories there are many, many variations to choose from.  When the time comes, please select a roofer who offers to review the materials best suited for your home, so you can make a well informed decision.

For this article, let’s discuss the advantages of Metal Roofing.  It only comprises about 10% of residential roofs but I believe that is due to the stigma that metal is just for commercial roofs or that they are too expensive.  So, let’s look at the benefits of selecting a metal roof.

Metal roofs have traditionally cost slightly more than a mid-grade asphalt roof.  Today however, with the cost of oil higher, metal roofing costs are more comparable than ever.  Additionally, metal roofs produce significant savings, which more than offset the increased cost:

  • Energy Efficiency
    • Metal roofing reflects the sun’s heat resulting in a cooler home in the summer.  This can translate into an estimated 40% energy savings.
  • Durability
    • Unlike asphalt shingles, metal roofing resists shrinking, cracking or curling due to age.
    • Metal roofing warranties extend much further than asphalt shingles.  In many cases, the warranties are up 50yrs.
    • Metal roofs are far more weather resistant.  Elements such as wind and hail have to be extreme to damage a metal roof.
    • Life expectancy roughly 3x longer than an asphalt roof.
    • Practically maintenance free.
  • Insurance Discounts
    • Most insurance companies apply a homeowners discount for metal roofing, due to their durability.
  • Curb Appeal
    • Residential metal roofs are very attractive and can complement any architecture.  Designs can replicate wood, tile or shingles if you prefer.
  • Environmental
    • Residential Metal roofs are constructed from roughly 40% recycled materials.
    • Asphalt shingles are comprised principally of oil, unlike metal roofing.

If you are approaching the end of your current roofs life expectancy, look at the options available to you before settling on the same old, same old.   There may be an option out there that compliments your desire for longevity, efficiency, aesthetics and environmental soundness.  A quality roofer will ask the right questions to help you through the decision making process.   Best Wishes.
